OHK standards are designed to reduce unnecessary ambiguity at arrival and departure, while maintaining a well-prepared and consistent stay.

Delays happen, arrivals vary, and access shouldn’t depend on perfect timing or constant communication.

Host Responsibility

Hosts are responsible for ensuring the stay is ready and accessible without placing unnecessary burden on the guest.

This includes:
• preparing the property in advance of arrival
• providing complete and accurate access instructions
• managing cleaning within the required preparation window
• keeping expectations clear and consistent

Guests should not need to manage logistics (such as, door person availability to unlock building entrance doors) in order to access or leave a stay.

How This Process Is Different

Most booking platforms rely on volume and fast turnover, which leads to rigid timing, inconsistent expectations, and added pressure on both guests and hosts.

By prioritizing preparation, clarity, and defined expectations, the experience becomes more predictable — without removing flexibility where it actually matters.

Arrival (Check-In)

Check-in should reflect real travel conditions.

Guests may arrive at different times depending on flights, delays, or travel constraints. Rigid check-in windows that require unnecessary waiting are discouraged when flexibility is possible.

Hosts are expected to communicate check-in details clearly in advance and make reasonable efforts to align with a guest’s arrival when the property is ready.

The goal is simple, guests should be able to arrive and settle in without avoidable delays.

departure (Check-out)

Check-out should be simple and clearly defined.

Guests are expected to leave the property in respectful condition, but they are not responsible for cleaning or preparing the space for the next stay.

Extensive task lists or cleaning requirements with stays, are discouraged, especially when a cleaning fee is included.

 

However, guests should be mindful of how they treat the stay space and to be reasonably clean.

Basic actions such as securing the property or disposing of trash may be requested, but should remain minimal and clearly communicated in advance.

Guests must receive all necessary access information before arrival.

This includes the exact address, entry instructions, and any required access details such as lockbox codes, keys, or building entry steps.

All information should be provided no later than 48 hours before check-in.

Travelers may not have mobile service or reliable internet access when they arrive. Access to a property should not depend on being able to contact the host in real time.

A guest should be able to arrive and enter the property independently.

timing & flexibility

Traditional check-in and check-out times are often based on tight turnover schedules, where properties are prepared within a few hours between bookings.

OHK does not operate on a high-volume turnover model.

A minimum 24-hour preparation window between stays is required to allow for proper cleaning and readiness. This removes the need for rushed turnover and reduces avoidable issues.

Because of this, strict timing restrictions are often unnecessary.

When scheduling allows, earlier check-in or later check-out should be considered reasonable and accommodated where possible.
